General provisions

  1. ” Booking conditions” set out the conditions under which you can book rooms on

The scope of the lease

  1. The lease agreement concluded between the 
    owner of the property and the Guest includes only the 
    renting of the room. The costs associated with travel, meals in the 
    facility, and organization of time are the responsibility of the customer.
  2. The price given in the confirmation e-mail 
    and on the website is the rental price 
    including utilities and final cleaning.

  3. spa fee (tourist tax) is added to the prices given , payable on arrival 
    in the amount of PLN 4.20 per person / day.

Reservation and deposit

  1. Room reservations are made by completing the reservation form on the website or by sending an inquiry via the contact form on the same website. Another way to make a reservation is to contact us by phone on +48 577 699 007.  
  2. After sending a query to the e-mail address provided by the Guest, the Guest receives feedback regarding the availability of the room and the detailed cost of the entire stay, together with the account number to which the reservation fee should be paid (deposit).
  3. Telephone and email reservations require a reservation fee (down payment) of 30% of the rental price (payment must be made within 48 hours of making the reservation).
  4. The reservation made through the booking mechanism on the website requires a fee of 30% of the value of the rental price at the time of booking.
  5. The advance payment should be made in accordance with the online payment procedure operated by the PayU operator, or via a regular bank transfer, taking into account at the same time sending a transfer confirmation to the email address [email protected] The remaining amount must be paid at the latest at the time of handing over the room keys.
  6. The reservation obtains the status of confirmed on receipt of payment in the amount of the deposit to the bank account or after sending confirmation of its payment to the email address [email protected]
  7. No payment within the prescribed period means withdrawal from the Agreement and automatic cancellation of the initial reservation.
  8. In the event of cancellation due to the Owner of the facility, the Guest is entitled to a refund of the deposit.
  9. In the event of cancellation of the reservation by the Guest 7 days before the beginning of the stay, the advance payment is refundable, if the cancellation of the reservation occurs less than 7 days before the beginning of the stay, the advance payment is forfeited to the Owner of the facility.
  10. There is no charge for children under 3 years of age provided that they use the parents’ bed.


  1. Guests should arrive at the time agreed with the owner of the facility. The guest is obliged to inform about the estimated time of arrival and pick up the keys at least one day before arrival. Notifications can be made by phone at +48 577 699 007 or by email at: [email protected] 
  2. The hotel day lasts from 14.00 on the day of arrival to 10.00 on the day of departure.
  3. At the time of accommodation, the Guest is required to present a valid ID (ID card, passport) and pay the rest of the amount due for the stay. Keys are issued only after completing the above formalities.
  4. The owner of the property has the right to refuse to issue keys if the Guest does not have a valid identity document, is under the influence of alcohol or other intoxicants, and behaves in an aggressive manner.


  1. Rooms are rented to guests 
    for days. The object of the lease is a room, not a sleeping place in the 
  2. Guests undertake to 
    comply with the provisions of these regulations, health and safety 
    regulations, fire regulations and apply in exceptional cases 
    to the requests of the owner of the facility.
  3. The owner of the facility is not liable 
    for damages resulting from non-compliance

  4. The payment for the stay and the

    11.00 is treated as an extension of stay.
  10. The guest is obliged to 
    leave the building in a good condition compared to the 
    original condition on the day of accommodation and to leave kitchen utensils and 
    appliances clean.
  11. When renting a room, the Guest specifies the 
    duration of his stay, and in the absence of such a definition, it 
    is assumed that the room was rented for one day. Extending the 
    stay beyond the period indicated on the day of arrival, the guest should report 
    as soon as possible. The stay will be extended only if the 
    room is available.
  12. The guest is not entitled to transfer the 
    room to other people, even if the period for which he has paid the fee has not expired 
  13. Staying in the room of 
    guests visiting between 22.00-7.00 is not allowed.
  14. The rooms and 
    common areas of the facility are completely non-smoking and 
    other drugs.
  15. Parking is free, 
    unguarded, with limited spaces. The owner of the object is 
    not responsible for the car left and the 
    items inside.
  16. Keeping animals on the premises is forbidden

    responsible for the loss or damage of money, 
    securities, valuables, other things and

  22. Due to the requirements of 
    fire protection and general safety, it 
    is not allowed to use heaters, microwave ovens, heaters, 
    gas appliances, devices or apparatus powered by 
    electricity that are not permanent equipment in the room. This does not 
    apply to chargers and power supplies for RTV and computer devices.
  23. Advance 
    booking of room and date is required . The owner does not guarantee the 
    accommodation of people who do not have a reservation.
  24. The advance payment is fully refunded 
    if the service is not provided due to the fault of the facility.
  25. The behavior of Guests should not 
    disturb the peaceful stay of other Guests. The owner reserves the right 
    to refuse to continue providing services to a person who 
    violates this rule.
  26. The owner reserves the 
    right to refuse accommodation to persons: – who are visibly under the 
    influence of alcohol or drugs, – who behave 
    aggressively, in a manner commonly considered vulgar.
  27. The owner may refuse to 
    accept a guest who during the previous stay grossly 
    violated the rules of the facility.
  28. Persons who violate the rules of 
    these regulations will be obliged to leave the facility with 
    immediate effect without refunds of costs associated with 
    renting a room.
  29. Personal belongings 
    left by the departing Guest will be sent at 
    his expense to the address indicated. If you do not receive such an 
    instruction, these items will be stored for a month and 
    then destroyed.
  30. At the same time, we 
    would like to inform you that we are not responsible for any inconvenience caused by reasons beyond our control 
    , e.g. power or water outages.
  31. In the event of a breakdown taking 
    place in the room occupied by the Guest requiring the necessary 
    intervention of the owner of the facility or in another situation threatening the 
    property, health or life of persons staying on the premises, the 
    owner reserves the right to enter the room even in the 
    absence of the guest.
  32. The owner of the object is not liable 
    for damage to persons or property arising through his 
    fault. The guest should have appropriate insurance to protect him 
    against any injuries sustained during his stay on the 
  33. These regulations are an 
    agreement between the parties. The guest agrees with the terms of the contract at the 
    time of payment of the down payment or at the time of payment of the entire 
    amount due, if the down payment was not required.
